The Ontonagon plant of Lake Shore Inc., located at 921 River Street, Ontonagon, Michigan consists of six buildings with 90,000 square feet of manufacturing, storage and office space situated on 20.35 acres of land presently zoned for this industrial use. It’s the primary waterfront of this village on Lake Superior, and changes are in the wind.

The parcel includes over 1,500’ of Lake Superior sand beach frontage and over 700’ of Ontonagon River frontage. The river channel when operational had 22’ of water depth, which may need dredging now, and a modern 600’, Corps of Engineers concrete dock.

Currently the entire area is enclosed with chain link fence. Natural gas, village water & sewer, storm sewer, rail, city streets and a huge electric power distribution system service the property. Existing buildings include:

Main Fabrication Building: a 125’ x 360’ metal building (larger than a football field) that also houses a multi-level office facility overlooking the manufacturing area. The manufacturing area has a 120’ clear span with over 50’ of ceiling height. Attached to the rear of the building are a 50’ x 70’ tool room and a 36’ x 110’ metal building extension.

Specialty Fabrication & Maintenance Building: a 60’ x 160’ metal building with a 60’ x 55’ fabricating area served by a 3 ton monorail hoist system, a 60’ x 55’ maintenance area, and a 60’ x 40’ two level office, locker / rest room, & a large meeting / lunch room area.

Blast & Paint Building: a 30’ x 160’ metal building with a side draft dry filter paint booth. A full monorail system covers the entire floor area and was used to suspend parts for blast & painting.

Warehouse: a 60’ x 160’ partially heated metal building with a heated 30’ x 60’ wing used for vehicle maintenance and storage.

Flammable Liquid Storage Building: a 25’ x 25’ concrete block building with a precast concrete roof & used for storing painting supplies.

Guard House: a 20’ x 38’ two story building located at the main property entrance.

The property is available for sale or lease. It has recently been used to build ships for the Navy. But a new user will more likely have future waterfront development in mind, perhaps with interim industrial uses. There is a ready labor force, the buildings are in good shape, and depending on the use they should need only minor renovation. So the site can be used or leased to deliver cash flow while a phased development of the property progresses.

Possible immediate uses include boat storage, small boat hull repair, uses related to Great Lakes shipping, or large construction activities such as prefab home construction inside the large building. The specialty fabrication building would make a good machine shop.

In the longer term this high value location with dockage at the mouth of the big Ontonagon River, on a perfect Lake Superior sand beach, in downtown Ontonagon, with utilities and city street access, an adjacent harbor, and only ten miles over good roads from the Porcupine Mountains State Park and ski area, seems destined to be an appealing resort condo location. New recommendations by the Village Planner suggest hotel and restaurant, retail, marina, and condo development uses.

This site once employed 400 people, and for the right use it could again. An owner/user or investor/landlord might consider a mixed-use site with some resort condos. Leasing some or all of the buildings for a while to provide cash flow and tax benefits while holding the land may be an attractive strategy.

The buildings have steel with substantial salvage value that at some point will reduce the land cost for other uses. Who can foresee the future? What IS clear is that this large site with city services in place, in an area of great natural beauty, offers many interesting opportunities for the years to come.
